In 1884, the Lum Sam & Look Den Building was constructed at the southern edge of China Town and was designated as a commercial building for small businesses. Further completing the commercial frontage, Lee Chong and Lee Woy built the Lee Chong commercial and residential building on the western end of Fisgard Street in 1901. Today, the complex is bordered by Fisgard Street and Pandora Avenue and features alleyways running along the west side of the building and through the centre of the complex. The two internal passages form part of the common property which lead to a small courtyard and links the private accesses from either the Pandora Avenue side or Fisgard Street side. Due to the heritage designation of the complex, the exterior of the Lum Sam and Lee Chong buildings remain in their original form as constructed at the turn of the century. The complexes were purchased by LeFevre Developments in 2015, where then the interiors and common areas underwent an upscale hertitage and seismic restoration which was completed in early 2016. Located on the Pandora Avenue side of the complex, Unit 106 is positioned, north facing in the central courtyard of the Lum Sam building. It is the first of 9 work/live units. Unit 106 is a first floor suite with level entry through a west exposure fenced patio area. Due to the central courtyard of the Union building, the suites patio area receives afternoon sun for entertaining. Nine foot double glass doors provide entry to this 393 sft, fully self contained, 1 bedroom, 1 bathroom unit. The interior features 12’ ceilings, exposed brick walls and concrete polished floors which give a sense of spacious living. Purpose built as a short term rental complex, this 2 year old unit features a stacker dryer, hot water tank, built in robes and a full kitchen including granite counter tops, stainless steel appliances and frosted glass cabinetry. A singular unique space, it varies from other units in this complex as it share a single common wall with the adjacent unit and features a skylight over the kitchen area. There is no second floor unit located above. The suites position provides an oasis which is insulated from the downtown cores urban noise, creating a quiet, secure space. Common areas provide accommodation for bike storage. This unit will be sold with all chattels and furnishings. Nonconforming short term rental ability is retained under Section 528 and 534 of the Local Government Act. All ground floor units also have an zoning option to be utilized as a commercial space. Under the seismic upgrade tax credit, this property comes with the benefit of tax exemption for 10 years from construction. This unit is currently rented short term for $1,800 pcm. Short term rental income in 2018 available on request.

After I graduated from Uvic in 1975 I didn’t have a job – so my parents asked if I’d work for ” The Ziegler” real estate team for the summer. How was I to know that I would work with them for 25 years – and then when they retired continue on my own and end up working with my son!

I grew up in a real estate family where my grand mother, Lorraine, would take me to open houses when I was a kid, and point out all the wonderful houses she had sold to happy families. No wonder it feels natural to follow in the family real estate tradition. Read More »
