Enjoy space and privacy on an idyllic acreage, just minutes from all amenities. Set on a corner lot along a quiet country road, this 5.49-acre property offers a highly sought-after hobby farm opportunity. The land is mostly cleared with extensive fencing and was previously used for cattle grazing. A strong well, fenced vegetable garden, and south-facing pastures create a beautiful outlook from the front porch. Multiple outbuildings support a wide range of uses, including a detached shop with sub-panel, large barn, greenhouse, chicken coop, and several covered carports for trailers, boats, and recreational toys. The well-maintained 1981 family home features 3 bedrooms, 3 full bathrooms, a double garage, mudroom, sunroom, and a family room with wet bar. Recent upgrades: HW tank (2022), generator (2024), and interior paint. Tranquil yet convenient, it's less than 1 km to Camosun Interurban and under 10 minutes to shopping, restaurants, parks, and hiking trails.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
