MAPLEWOOD DEVELOPMENT LANDMARK – 12,000+ SQFT FLAT LOT. A rare, high-yield opportunity in one of Saanich’s most desirable neighborhoods. This expansive, level lot is situated on a quiet, oak-lined laneway and offers significant redevelopment potential under the SSMUH framework (Buyer to verify). A strategic acquisition for developers, builders, or those seeking a premier holding property. The existing character home provides solid rental income or a renovation canvas while you finalize architectural plans, featuring original hardwoods, a spacious living room with fireplace, and a finished attic studio. The unfinished basement offers further footprint flexibility. The massive 12,000+ sq ft site is surrounded by mature trees, offering the perfect blend of privacy and project scale. Unbeatable central location just minutes to UVIC, Uptown, and Downtown Victoria. Invest in the land; build for the future. Opportunities of this caliber in Maplewood are increasingly scarce.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
