Welcome to 449 Victoria Avenue in south Oak Bay. This 2600+ sq ft updated 5 bedroom, 3 bath family home is set back from the road, and boasts an expansive ‘secret’ south-facing private flower and vegetable garden, just steps from McNeill Bay. Designed for entertaining, the light-filled main level features oak floors throughout, a spacious living room with gas fireplace, chef’s kitchen with ss appliances and gas range, opening onto a large deck which overlooks the fabulous garden. The generous primary bedroom features a two piece ensuite and the adjacent bedroom would also be an ideal lounge or nursery. A sunny third bedroom and updated 3 piece bathroom complete the main level. The garden level features two generous bedrooms, a 4-piece bathroom, laundry room, artist’s studio, and a cozy family/media room with a wood-burning insert, along with excellent storage. The property was expertly renovated in 2013, adding a new kitchen, updated wiring, windows, attic insulation, a refreshed lower bathroom, and a two car garage with upper storage. Every detail has been considered in this warm and functional family home.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
