Welcome to Little Orchard House in Cobble Hill, set on a gentle hillside overlooking a private forest bathed in sunlight. This 2-bed + den home features oak flooring, a wood-burning stove, and a spacious country kitchen. Upstairs offers a den with custom walnut millwork and a primary suite with private balcony and ensuite with deep soaker tub. The lower-level mudroom provides flexible space and potential for a 3rd bedroom. Every window throughout frames peaceful natural views. The 3.29-acre fully fenced property includes an orchard and additional road access at the back of the property. The lower meadow with seasonal pond and fire pit was previously a horse paddock. The 48'x23' over-heightshop is insulated, heated, and includes an overhead I-beam—ideal for trades or potential additional accommodation. A serviced RV pad adds further flexibility. The property suits animals and a rural lifestyle. Minutes to wineries, Duncan, Cowichan Bay, and Shawnigan Lake.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
