*** For more information, please click Brochure button. *** Across the Harbour is a rare, licensed waterfront short-term rental on Victoria’s Inner Harbour. This 5-bed, 6-bath home includes a caretaker suite and garden studio, and is the only C-7A mixed-use zoned property in Esquimalt permitting Tourist Accommodation—an increasingly scarce advantage under new regulations. Designed for BnB or STR use, it features ensuite bedrooms, a renovated kitchen and upstairs loft and flexible indoor-outdoor living. This property’s unique zoning allows a mix of residential and commercial uses compatible with the West Bay neighborhood, providing owners with operational certainty and reduced competition in the local STR marketplace. Operate it as a Bed and Breakfast, which it was purpose built for, a high performing seasonal STR which the current owners have done for two seasons now, an extended family home, or as a turn-key, hands off, year round business utilizing the caretaker suite for live-in management. The lower caretaker suite with separate entrance supports compliance or additional rental income for long or short term rentals. Over $500K invested, with strong revenues and walkable access to downtown.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
