70 Kingham Place is a solid and inviting 4 bedroom, 2 bathroom home in a peaceful neighbourhood, just moments from the Helmken baseball fields. The main level offers 3 bedrooms, a functional kitchen and dining area, and a layout that suits both daily family life and easy entertaining. On the lower level, the extra bedroom and bathroom create valuable flexibility for extended family, visitors, or suite potential. An abundance of storage space adds everyday convenience and makes the home especially appealing for busy households. Outside, the beautifully landscaped lot is framed by mature plantings, offering privacy, colour, and a sense of established charm, while some water glimpses add to the setting. Year round comfort is covered with a heat pump that provides warmth in winter and A/C in summer. Beneath the carpet, hardwood floors untouched since 1975 present a unique chance to reveal and restore original character. This is a home with options, warmth, and lasting value today.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
