Tucked into the heart of the Gorge neighbourhood, this charming character home blends warmth, light & thoughtful updates. The standout feature is the beautifully updated kitchen—designed with both function & everyday living & mind, while also great for entertaining—with generous storage, excellent counter space & double drawer dishwashers. It truly feels like the centre of the home. Natural light pours in through well-positioned windows & skylights, creating bright, inviting spaces while preserving original charm. A heat pump with air conditioning ensures year-round comfort. The lower level offers additional space with flexibility for future use—ideal for families, hobbies, or added accommodation. Step outside to a private fenced backyard retreat with a hot tub, gazebo, pond & greenhouse—perfect for relaxing or gardening. Long garage great for cars, bikes etc. and all of this is just a short stroll to the Gorge Waterway and nearby parks with downtown Victoria a few minutes drive away.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
