Tucked away on a sought-after panhandle lot in View Royal, this charming 1960s home offers rare privacy, space and future potential in a wonderfully central neighbourhood. Set on a park-like 17,000+ sq.ft. lot, the main level features 2 bed, 1 bath and a classic layout ready to enjoy, update or re-imagine over time. The partially unfinished 800+ sq.ft. walk-out basement contains the 3rd bed, and creates exciting in-law suite potential, with room to explore a flexible lower-level living area or extended family accommodation. A detached garage/workshop adds excellent storage, while the large sunny yard and patio offer room for kids, pets, vegetable gardening and relaxed outdoor living and future garden suite potential. Families will love the walkable location near View Royal Elementary, Shoreline Middle School, Portage Park Playground and Thetis Cove Waterfront. Enjoy nearby trails, beaches, shopping, transit and Vic General Hospital, all while coming home to your private retreat.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
