Just off Sooke Road, this five-bedroom, two-bath home shows how relaxing the Westshore can be. It stands only three doors down from Royal Roads Park, with 550+ acres, ~15km of trails, historic Hatley Castle, and iconic views from Esquimalt Lagoon. Other near neighbours include the Royal Colwood Golf Course, Colwood Elementary, and Mill Hill Regional Park. Back on Ledsham Road, the property’s fenced backyard and two-tiered deck with treed views invite outdoor time right at home. Inside, the main living area has three bedrooms, a wide-open kitchen, and a cozy fireplace with classic stone surround. The lower floor is a tasteful, fully functional suite with its own laundry and patio. The whole house is heated and cooled by a heat pump that keeps monthly costs low. This is a quiet corner of the Westshore, but a ten minute drive or less takes you to Walmart, Canadian Tire, or Costco as well as cultural events at Langford Station. Come experience this rare mix of convenience with tranquility!

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
