3916 Stamboul Street in Mount Tolmie is a well-maintained, single-owner home that has been genuinely loved and cared for since 1991. This property offers something rare: the kind of flexibility that works for real life. Live upstairs in the spacious three-bedroom, two-bathroom main residence, gather around the fireplace on cool evenings, and enjoy the bright, welcoming living spaces that have stood the test of time. The two-bedroom in law suite downstairs generates steady rental income, and the home's HRV system ensures fresh air flows throughout year-round. Upstairs connects beautifully from the eat-in kitchen to the dining room and out onto the front deck, while the suite has its own kitchen, living areas, and patio access both front and back. A single garage, and a backyard filled with roses, an apple tree, and wisteria complete the picture. All of this, steps from the university, local amenities, and transit, makes this home worth calling your own.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
