OPEN HOUSE Sat 12-3pm AND Sun 11am-1pm. Opportunity knocks on one of Saanich East’s most sought-after streets. Situated on a level 6,600 sq. ft. lot on a quiet, family-friendly road, this 3-bedroom home offers endless potential for renovation, redevelopment, or a hold-and-rent investment in a rarely available neighbourhood. Located in desirable Mt. Tolmie, you’re minutes from scenic park trails, Garry oak meadows, and panoramic views, plus close to Hillside Mall, Shelbourne Plaza, groceries, restaurants, and medical services. Camosun College and UVic are both about 5 minutes away, with downtown Victoria only 10 minutes by car and excellent transit nearby. The home features over 1,000 sq. ft. on the main floor with a bright living room with fireplace, separate dining room, kitchen, and 3 bedrooms. Downstairs offers a large family room with second fireplace, 3-piece bath, abundant storage, and single garage with excellent suite potential. Original hardwood floors await restoration. About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
