Royal Bay living at its best. This 3-bed, 3-bath two-level townhouse with a large double car garage and two additional parking spots just outside the garage door comes loaded with upgrades, including custom California shutters throughout — and places you steps from the beach, with a park right across the street and the Commons shopping just a short walk away — errands, coffee, and coastline all within easy reach. The main level is warm and inviting, with a cozy fireplace, a well-appointed kitchen with a pantry, and two outdoor spaces perfectly suited for morning coffee or evening wind-downs. Upstairs, a flex room handles whatever you need — family room, home office, or creative space — alongside two additional larger bedrooms and a full bathroom. The primary bedroom is a genuine retreat: 12-foot ceilings, ocean glimpses, and a spa-like en suite that earns the name. Two-level townhouses in Royal Bay don't come up often. This one is worth seeing in person.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
