A rare and remarkable offering, this nearly 30-acre private retreat near Mt. Maxwell presents an extraordinary opportunity to craft your ideal West Coast lifestyle. Currently home to a spacious workshop, a charming cottage, and a separate studio, the property offers an abundance of potential. The existing workshop holds a current occupancy permit, providing flexible options, to retain as a functional living space, or remove the occupancy designation and build the custom home you've always envisioned. The cottage and studio are quintessentially West Coast in character having warm, soulful spaces. The detached timber-frame studio spans 400 sq. ft. with a loft, and has been updated with a new roof (2024) and a heat pump (2023). A separate driveway services the prime building site, where select clearing could open up stunning ocean views overlooking Active Pass. The land itself features two seasonal ponds, extensive established gardens, and bountiful mature fruit trees. The property currently benefits from a managed forest land designation, resulting in notably low property taxes. Whether you're dreaming of a private estate, a creative sanctuary, or a working rural retreat, this property is ready to meet you there!

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
