A Rare Elevated Setting on Parker Avenue. On the west side of Parker Avenue — one of Saanich's most prestigious waterfront streets — the topography here is what makes this lot rare, allowing for sweeping, unobstructed views of Cordova Bay and Mt. Baker that few properties can claim. This sun-filled, circa-1950s home sits on a 16,211 sq. ft. lot and takes full advantage of the elevation. The main level features 3 bedrooms, a spacious living room with fireplace, and a large eat-in kitchen. Upstairs, a beautifully finished suite enjoys spectacular views from every room, while a 1-bedroom suite below adds high rental income. The backyard is a private natural oasis with rock outcroppings, patios, and mature gardens lovingly tended over the years. Move in as-is, renovate, or build new to fully capture this rare setting and its views. Just a 2-minute walk to Fenn Beach access, and moments to Parker Park, Matticks Farm, Cordova Bay Beach and the Lochside Trail.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
