Open House Aug 8th 2:00-4:00. This home has been loved by the same family for over a decade and has served them well. Now ready for its next chapter, it is priced below assessed value for a quick sale and represents one of Victoria's best buys. An excellent opportunity for a developer, builder, renovator or anyone looking to create value. Under current housing legislation, up to four homes may be permitted on the lot (buyer to verify). This 2-3 bedroom, 2-bath character home sits on a quiet street close to schools, shops, parks & transit. While the home shows its age, it retains plenty of charm with coved ceilings, hardwood floors, a cozy wood-burning fireplace and bright country kitchen. The lower level offers a flexible third bedroom or office, 2-piece bathroom and laundry area. Outside, enjoy a partially covered 14x21 sundeck overlooking a private, fenced southeast-facing yard with mature landscaping and two storage sheds. Character, potential, location and value come together here.

About
Larry grew up on a cattle farm in Central Alberta, near the
foothills of the Rocky Mountains. After receiving his Bachelor of
Science with a concentration in Criminology and International
Development from the University of Ottawa, Larry moved to the west
coast. It didn't take long for Larry to realize Victoria was an amazing
city and that it would be a privilege to be a part of this community. In
2009/2010 he sat as a Director on the Fairfield/Gonzales Community
Association and chaired the Fairfield Environment Committee. Larry has
also sat on the General Liaison Committee for the Victoria Real Estate
Board.
